This subdivision of traditional ranchers offers some of the best bang for your buck in Marin if you’re looking for relatively sunny weather, a flat yard, highly rated schools, and a good commute to SF, and has become more popular than ever in recent years, partly due to the new Cove Elementary School opening in the neighborhood. Much of the area is landfill and borders a marshland, so some homes have settling/sloping issues, but it’s nice to be right on the bay and there are views of Mt. Tam. If you get the right house on the right lot it can be a great option. It can also be a bit windy during certain parts of the year.
