Neighborhoods: Mill Valley
It’s safe to say there is no place anywhere else in the world quite like Mill Valley. Located in an idyllic woodsy setting at the foot of Mt. Tam, it’s charming, sophisticated, old school, new school, laid back, happening, crunchy, stylish, liberal, and fabulous, all at the same time. It’s the kind of town where you might see Sammy Hagar or Tyler Florence at the market, where yoga and all things organic are popular, where dogs are almost mandatory, and where young and old gather to play chess outside in the town square. Mill Valley has its own film festival each Fall celebrating independent and world cinema, and each June the town hosts The Dipsea Race, the oldest cross-country trail running event in the US.
The short drive into town from 101 feels a little like you’re entering an alpine village, with crisp air and redwood-lined roads, culminating in a downtown that’s storybook charming. There’s a great family owned Market, a bookstore/cafe in an old train depot, a variety of upscale shops, and some of the best dining to be found in the county. A popular comedy night happens every Tuesday at the Throckmorton Theater, where big names like Robin Willimas and Dana Carvey have been known to stop by. In many ways Mill Valley is what people from other places picture when they think of Marin…and yes, many residents own hot tubs.

Mill Valley Neighborhoods
Alto Sutton Manor
Occupying roughly the area bounded by Highway 101, E. Blithedale, and Lomita, Alto Sutton Manor offers a combination of sunny weather by Mill Valley standards, a great commute to San Francisco, and flat lots with grassy yards. The majority of homes were built in the 50s and 60s so don’t have the period charm of some Mill Valley properties, but most are one level and it’s a pleasant neighborhood. Many have been expanded and/or upgraded, including a fair number of garage conversions to add square footage. Being able to walk to Edna Mcguire elementary is a huge bonus.
Country Club
The Country Club area is one of Mill Valley’s most sought after neighborhoods, and for good reason. Encompassing a small valley and the ridges surrounding it, it offers a nice combination of trees and sun, and hills and flats, with many charming vintage homes on generous lots and a great location close to downtown. The area got its name from the golf course running through it that was a private country club during the 1920s and 1930s. The city bought it in 1939 after membership declined, and it’s still the County’s only municipal course, open to the public and with pretty reasonable green fees. The area offers access to excellent hiking, and at the end of many streets you’ll find trails leading up to Mt. Tam. This neighborhood also is home to the Mill Valley Tennis Club which has a nice pool and clubhouse. Next to the Tennis club is Boyle Park, which is a great place to take the kids, both two and four legged.
Blithedale Canyon
If you like redwoods you will love Blithedale Canyon. Many of the homes are deep in the tall trees, so while it’s pretty much the definition of a beautiful sylvan setting, in some spots you won’t get a lot of sun. There are many larger luxury homes mixed in with smaller properties, many of which were originally summer homes for residents of San Francisco. Once you get up on the ridges around the canyon homes have some amazing views. The location is great for Mt. Biking and hiking with easy access to Mt. Tam trail heads.
Boyle Park
A premium location close to downtown where many homes have charm and character. The neighborhood offers proximity to Park Elementary School and of course Boyle Park itself, which has tennis courts, a huge grassy area for BBQ’s, and a large play area for kids. One of Mill Valley’s most popular neighborhoods.
Cascade Canyon
Like Blithedale Canyon, Cascade Canyon runs back into the redwoods and has a beautiful creek running down the middle of it. There are many nice custom homes as well as a number of 60’s and 70’s houses that can be a little on the funky side. Deep in the canyon, though a beautiful natural setting, it gets pretty remote and the roads narrow and winding, so locations closer to downtown are generally considered more desirable. There are some pretty amazing storybook homes in the flats. Sun is a factor here but get up off the canyon floor and you’ll see why people love the hillside living, with some amazing views.
Downtown
Living near Mill Valley’s downtown comes with a premium, so homes close in can get pretty expensive. But if you can afford it you’re within walking distance of one of the most desirable downtowns in Marin, surrounded by natural beauty and with an unbeatable mix of upscale charm and all the conveniences you’d expect in a small town business district. The only downside compared to towns farther north is the weather, which on some days can be cooler and foggier than other areas of the county. The homes in the area are mostly vintage and charming.
Enchanted Knolls
This neighborhood was developed in the 60’s and is an excellent commute location, being so close to 101. Some of the homes have been updated to reflect a modern style and some are still in their original condition. Right down the street is Hauke park which has a great play area for kids and an endless grassy area to run around. Whole Foods just opened a location down the street.
Eucalyptus Knoll
Mostly townhouses, some with water and Mt. Tam views, and some are right on the water. Super commute location and easy access to the biking trails. Close to parks and restaurants.
Homestead Valley
Homestead Valley is popular for its proximity to services and shopping, beautiful natural setting, and large proportion of flat, sunny lots. The area is cooled by the fog that often rolls over the ridge from the ocean but generally is a little warmer than Tam Valley, and many who live here love the weather. There’s a mix of larger homes and smaller entry level homes, and depending on how deep in you are you can be pretty close to all the businesses on Miller Avenue, like Whole Foods, the 2am Club and Joe’s Taco lounge. The Homestead Valley Community Association serves as a social hub for the area. Its community center has a swimming pool and a BBQ area that can be rented out for parties, and the association sponsors art and music events as well as a popular 4th of July parade. We really like this neighborhood.
Marin Terrace
This neighborhood sometimes gets overlooked since its a little removed from the main approaches to downtown, but as you get to know it you realize why people love it. The weather is great and it’s a pretty quick drive to the freeway. The homes that are on the southwest side of the hill have great views and all day sun yet can be a bit windy in the summer months. At the top of the ridge is access to open space and many residents jog or walk their dogs here. Homes are generally a mix of 1960s and 1970s mixed in with some custom homes. Mt. Tamalpais School, a K-8 nonsectarian private school is located here in a beautiful knolltop setting.
Middle Ridge
Located between Blithedale Canyon and Cascade Canyon, Middle Ridge captures the essence of Mill Valley, with many large custom homes built on the hillsides to capture the incredible views. It’s not too far to downtown and is right up close to many trails on Mt. Tam. Peace, privacy and beautiful vistas are the norm. There are some pretty amazing knolltop estates up on this ridge, and if you have the money this can be a good place to put it.
Molino/Edgewood
Up in the hills above Miller Ave is the Molino/Edgewood neighborhood, with a mix of large custom homes, some expanded/remodeled homes, and small cottages. Some properties have great views and some are nestled in the redwoods. It’s a little trek from downtown and the freeway, but many homes have great privacy. Yard sizes vary but many are smaller, especially hillside lots. It can be especially nice on the top of the ridge, where you’ll find more sun and some level yards.
Old Mill
The Old Mill neighborhood is close to downtown and very desirable. Super charming older homes and a nice area near the public library, Old Mill Elementary, the park in the redwoods and a year round creek.
Panoramic
High up on the edge of Mt. Tam, the Panoramic neighborhood has incredible views of San Francisco, the bay, open space, and in some cases the Pacific Ocean. There are many hiking trails and it’s a quick jaunt down the hill to Stinson Beach. There are beautiful estate homes and some cool, funky artist retreats. The downside is that it can get pretty windy and foggy up on the ridge, and the drive up is a bit of a hike from 101.
Strawberry
On the east of the freeway bordering Tiburon is the Strawberry neighborhood. It’s a great commute spot and right next to the Strawberry Village which has great shops, restaurants and coffee spots. There is a nice mix of 60s homes with some nice larger remodeled homes throughout the area. We have noticed a lot more construction happening in the neighborhood, where people are buying up some of the smaller places and making them larger. Some of the homes high up on the hill have water or Mt. Tam views, and the Strawberry Recreation Center is close by, with tennis courts, a swimming pool and a variety of special events.
Sycamore Park
Like adjacent Tamalpais Park to the west this is one of Mill Valley’s favorite neighborhoods, with tree lined streets, a mix of charming older homes and some from the 1960s, some of the best weather in Mill Valley, and flat lots with grassy yards. It’s an easy stroll to many of the parks in the area or to the shops and restaurants on Miller Ave., including Whole Foods, and residents with kids love the proximity to Park Elementary School. It’s a great commute location, just about five minutes to the freeway.
Tam Valley
Tam Valley is one of the southernmost neighborhoods in Marin, and one of the best commute locations into San Francisco. It’s a beautiful area with an almost rural feel, but the weather is an issue of much discussion, as on many days the fog and wind come in over the ridges from the ocean and cool the valley considerably. Those moving to Marin to trade San Francisco’s cool and fog for dependable sun and warmth often find it too similar to the City in that regard, but for those who don’t mind the cooler climate it offers a great bang for the buck compared to the rest of Southern Marin. The area has it’s own community center and farmers market and a fair number of stores and restaurants too. Tam Valley consists of a few different neighborhoods. Birdland is an area with smaller entry level homes, on streets with names like Cardinal and Flamingo. Going a bit west in the flats from Birdland you find a nice mix of smaller bungalow style homes with charm and homes built in the 60s. The Little City Farms area deeper in the valley features some nicer and larger homes with bigger lots. Eastwood Park is located here and has a great area to BBQ or let the kids roam on the grass or play on the play structures. Surrounding the valley are Almonte Ridge and Mountain Gate. Mountain Gate is the neighborhood to the south and up on the hill. This southern ridge tends to have more wind and fog than other parts of Mill Valley. Almonte Ridge is on the northern ridge above Tam Valley, with mostly, a mix of entry level and larger remodeled homes from the 60s and 70s. Almonte Ridge is close to Tam High so it’s convenient for those with teenage kids.
Tamalpais Park
Tamalpais Park is one of the most desirable neighborhoods in Mill Valley. It shares the tree lined streets and great weather with Sycamore Park next door, but is closer to downtown and features some larger homes on bigger lots. It’s also in the flats, and is home to Park Elementary.
Tennesse Valley
Tennessee Valley, the southernmost area of Mill Valley, has some of the best hiking and biking trails in the area. You can walk out to the beach or up on a ridge and enjoy an ocean view. There are some nice homes, mostly built in the 1970s, located in the Marin View neighborhood just above Tennesse Valley Road. Many of the homes have great ridgeline views but since they’re built on a hillside don’t tend to have large yards. The area does get a bit more fog and wind than other parts of Mill Valley due to it’s proximity to the ocean. For some, being able to walk to popular Tam Valley Elementary makes it worth the cooler weather.
Scott Valley
Scott Valley is an awesome place to live surrounded by open space. The location is premium if you are a commuter to San Francisco, and the area has its own private Swimming and Tennis club. There are some beautiful, newer, large custom homes mixed in with some more modest styles. Being able to walk to Edna Mcguire Elementary is wonderful for families in the area and Whole foods just opened its second location down the street.
