Design Review of Strawberry Affordable Housing

The Strawberry Design Review Board will be meeting Tuesday night to discuss a plan for a 7 unit development in the Strawberry area, an unincorporated area of Mill Valley. The development would include four “affordable” housing units and 3 homes sold at market rate. The development would take place on a 16.5 acre lot near the intersection of North Knoll Road, Bay Vista Drive and Eagle Rock Road (north of Tiburon Blvd).

The affordable homes will be under 1,500 sq feet each. The market rate homes- supposedly 6,200 to almost 7,500 square feet. Those are some big houses! I completely understand residents concerns about traffic. The traffic congestion clearly needs to be addressed, but I don’t don’t buy the argument that the “affordable” homes will bring down the values in the neighborhood. The neighborhood already varies pretty widely. In actuality, the larger homes will probably bring values up.

Activity slowed substantially over the previous week. This is to be expected as we near Thanksgiving and a shortened week. The number of new listings dropped off – 58 new listings as compared to 68 in the same time period the previous week. The number of price reductions also dropped from 89 to 68. Sales were up , reflecting the activity occurring in October that is now closing escrow.

After Thanksgiving, I would expect to see more price reductions as people try to sell before the New Year. This week will be a quiet one for real estate in Marin County!

PF Changs Opens In Corte Madera

PF Changs Corte MaderaAt last! We have anxiously awaited PF Changs opening in Marin. It opened today and I was one of the first to enjoy it. The restaurant is nice sized and conveniently located at Corte Madera Town Center. For the grand opening, the restaurant had an overabundance of staff. Not in your face- but clearly there to help serve and make things right.

It has been awhile since I have been to PF Changs (probably pre-kids!), but I was very pleased. First of all, they now accept reservations. When I lived in Scottsdale (ok, ok that was a long time ago!), they didn’t accept reservations. That always annoys me. They don’t have a children’s menu, but plenty of rice dishes and noodles that were easy to order. They did have crayons and some fun little twisty sticks for the kids to play with.

Surprisingly, all dishes are made to order which is really great for me since I am allergic to garlic and onions. Despite my allergies, it was easy for me to order and the food was delicious. I know I will be back often to this convenient and tasty new addition to the Marin restaurant scene.

Marin Real Estate October Months Supply of Inventory ChartOctober sales charts are in! The months supply of inventory (MSI) for all residential Marin real estate was down to five months as compared to eight months county-wide in September . This means that if no more homes go on the market, it would take 5 months to sell the existing listings at the current sales pace.

In October 2006, the county-wide MSI was 4.9, so very little change over last year. Sort of surprising- based on what we are hearing, you would think it would be higher.

So why the change? Buyers uncertain about the market in August jumped off the fence where they have been waiting and starting writing offers again. The number of listings was higher in October than in September, but we saw significantly more Marin County homes go into contract and sell. 207 homes went into contract in October as compared to only 143 in September. Lots more activity happening!

Despite the improvement from September to October, overall demand was down as compared to October 2006. Marin saw a 34% decrease in the number of units sold in October 2007 as compared to 2006. The median price was up 8.43% over October last year.

Asqew Grill Moving to Marin

Askew Grill Moving to MarinWell, it is about time!! Asqew Grill is finally making it’s way to Marin. According to the Marin IJ, it is expected to open at Mill Valley’s Strawberry Village in Spring 2008. Asqew is one of my favorite “fast food” restaurants- dishing up reasonably healthy skewers with sides of vegetables and starches.

I have thought it should move to Town Center for a while. Strawberry Village is just fine. Yum, yum!!

Marin’s Best Flowers- Woodland’s Market in KentfieldLooking to send flowers to a friend in Marin? My all time favorite floral shop is the floral department at Woodland’s Market in Kentfield. This isn’t your average grocery store floral department. It isn’t even your average upscale grocery floral department.

Woodland’s rocks, plain and simple. A few weeks ago, I needed some flowers on the fly. I called Woodlands and asked if they had anything pre-made. They said, no- everything is made to order, but they could whip something up.

“I wish I had time,” I said. “I need it now!” “We’ll have it done by the time you get here”, they said. Guess what- it was done, and it was spectacular! I tried to take pics of the actual arrangement, but it was lost into the abyss of my cell phone camera. It was stunning, to say the least.

San Francisco’s Halloween Heroes

Halloween Heroes- 49ers CheerleadersOn Monday, I took the kids to the Halloween Heroes event at the San Francisco Exploratorium. Halloween Heroes is described as “an indoor Halloween wonderland for kids of all ages.” Put on by the Wender Weis Foundation for Children, this event lives up to its billing.

In addition to the Exploratorium’s hands on science and art activities, we got to enjoy Halloween Heroes-Einstein on Stiltsyummy food and beverages donated by top Bay Area restaurants. The kids enjoyed hot dogs, cotton candy, lemonade, candied apples and more along with trick or treat booths while we sipped a glass of vino and perused the silent auction. Now I like that kind of trick or treating!

Exhibit at San Francisco’s ExploratoriumWe saw tons of Bay Area sports “celebrities” including the 49ers cheerleaders and mascots from all the teams. There was so much to do, we didn’t have time to do it all before the sugar high came down.

This year’s event benefits the Junior Giants Baseball Program and the Exploratorium’s Children’s Educational Outreach Program. If you missed it this year, remember it for next year. It is a fun and safe event!

Breast Cancer Doesn’t Care How Old You Are

Andrea BertulDid you know Marin County, California has the one of the highest breast cancer rates in the country? Despite a fear for the future, I never felt an immediate worry until last year. Not close to 40, no need for a mammogram, right? Well, wrong. Really, really WRONG.

Last November, I got some news I never would have expected. One of my nearest and dearest friends, Andrea has breast cancer. It is not possible, I thought. How could Andrea possibly have breast cancer? She is not old enough. Well, her cancer didn’t seem to care about her age.

Save the Hooters, Save the WorldUnfortunately, when you are younger, breast cancer cancer isn’t something you really think about, so early detection doesn’t always happen. By the time Andrea was diagnosed, the lump in her breast had been growing for many, many months. Andrea immediately began grueling treatments- radiation, chemotherapy and a partial removal of her breast. Thankfully, she successfully finished her last round of chemo in the early summer. The process was a nightmare. I would love to have Andrea tell you the whole story. Unfortunately while fighting for her life, Andrea also had to fight doctors in order to get the correct treatment she needed. Aren’t they supposed to be on your side?

Breast Cancer Doesn’t Care How Old You AreDespite her tremendous ordeal, Andrea maintained her amazing sense of humor. I think she decided before she even finished her treatments that she would be walking in the 3 day race for the cure in Phoenix, Arizona this November. After everything she went through, she is determined to help others. Always looking for the humorous side of things, Andrea named her team “The Hooter Helpers” with the motto- “Save the Hooters, Save the World”.

October is a Breast Cancer Awareness Month. Be aware- breast cancer doesn’t care how old you are. Please schedule a mammogram.
